Once we have found your dream home and executed a contract, the home buying process will start moving at a fast pace. At that time, we will send you a detailed check list of items you will be responsible for, as well as all important deadlines, but don’t worry—we will be there with you every step of the way. Below is an overview of the process to help ease your mind.
OPTION PERIOD

After an offer is agreed upon and an executed contract is signed, we move into the “Option Period”. This period is usually 7-10 days, during which you will be responsible for the following:

A. Option and Earnest Money: These checks will be cashed as soon as your contract has been accepted. Earnest money will be held in escrow by the Title Company and the option fee check will be delivered directly to the Seller.

B. Inspections & Repair Requests: During the Option Period, we will conduct inspections, and make any necessary repair requests to the Seller.

C. Connect with your Lender: Lock in your interest rate and confirm that they will be able to meet the loan approval contingency deadline.

D. Insurance: Talk to your insurance company and find out your options for Homeowners Insurance. Most offer bundled packages with your auto insurance.
BEFORE CLOSING:

A. Review survey and title commitment which will be delivered through the Title Company.

B. Review and sign Home Owner Association documents sent by Title Company.

C. If you are receiving a home warranty through the contract, or want to obtain one on your own, this is the time to select. We will send you links with company comparisons before closing. Call utility companies to connect utilities in a timely manner so there is no interruption of service.

D. We will provide you with a HUD statement detailing all costs associated with closing. The day before closing, obtain a cashier’s check made payable to the Title Company.

E. A day prior to closing, or on the day of closing, you will conduct a “Walk-Through” of the home to con- firm that all requested repairs have been made and home is being left in the condition expected.

F. Closing—Heather will be there with you to review and sign all documents with the Title Company. You will receive keys and, depending on the move-in date set in the contract, you will be ready to enjoy your new home!
